The architect is usually the first to listen to the investor and translate conversations into the outline of a future life in the space. AVIORA joins to make sure technical systems — electrical, HVAC, automation, energy, security and networks — support that intent instead of limiting it later. The focus is a layout that can be coordinated, built and maintained.

In the architectural process we do not make decorative decisions; we solve the engineering infrastructure that supports the building. We define MEP inputs, technical zones and coordination boundaries while changes are still on drawings, before tender and before site.

We do not assume that one discipline has all the answers. On demanding buildings, each discipline protects an important truth: the architect protects the space, the designer the atmosphere, the mechanical engineer comfort, electrical engineering functionality, and the investor budget and long-term value. Our role is to help those perspectives become one functional whole.

The conversation to have before site

Context: coordination meeting with the architect, MEP team and investor on a luxury villa project.

Architect: "We have the concept, but we do not want the installations to push us three steps back later."

AVIORA: That is why we enter before tender. First we map technical rooms, cabinets, risers, penetrations, routes and MEP interfaces. When the layout is clear, architecture does not have to adapt to improvisation on site.

Architect: "Our biggest risk is conflict between mechanical systems, electrical routes and ceiling zones."

AVIORA: That is where BIM and MEP coordination have value. KNX, DALI, network, security systems, HVAC interfaces and energy infrastructure must be aligned in the model and drawings, not through late chasing.

Architect: "The contractor has their own rough-in crew. We do not want to change the site organization."

AVIORA: You do not have to. Their crew can build according to coordinated drawings. AVIORA takes the engineering part: topology, boards, schematics, interface coordination, programming and commissioning. When a question appears on site, there is a technical basis for the decision.

Architecture and MEP team

At concept stage, in parallel with the architectural concept. This is when technical rooms, risers, routing, distribution boards, rack cabinets, energy elements and MEP interfaces are defined before they become expensive to change.
We deliver the engineering layout: electrical and KNX topology, positions of cabinets and technical rooms, routing, penetrations, reserve capacity, MEP coordination inputs and tender and execution documentation.
Coordination is handled through early exchange of backgrounds, clash review, routing alignment and interface coordination with mechanical, electrical, AV, security and energy systems. The goal is to solve conflicts in the model and drawings, not on site.
